Please read our Terms and Conditions carefully as when you make a Booking you accept and agree to the following:
ARRIVAL / DEPARTURE DETAILS:
Arrival details and the specific destination will be sent via email through the booking platform 2 days prior to your check in date. This information will be important so do not ignore it. We will send you information on how to start the water pumps, and open the gas for heating water and cooking. Please check your spam folder in case or call us 0420382611 .
CHECKING IN/OUT:
Check in is from 3PM and check out is 10AM. Early check in or late check out may be pre arranged with the owners, however this may not always be possible particularly during peak holiday times.
Cleaning fee $160 per stay.
To avoid an excess cleaning charge please leave the house clean and tidy on departure (ie dishes washed and put away, all general rubbish bagged and put into bins along with any recycling) and as you found it, including the BBQ clean.
*Additional cleaning charges will be applied in the following circumstances:
-BBQ not cleaned $50.
-Rubbish left in bins, food left on benches or floors or unacceptable general cleanliness of the property on departure.
-Cigarette butts left lying around.
-Extra cleaning charges between $60-$240 will be charged if property is left in an unreasonable condition.
-Evidence of smoking inside the house. Terra Rosa Haven is a non-smoking house.
YOUR STAY:
Terra Rosa is a strictly non smoking house. If guests choose to smoke outside all butts MUST be disposed of properly or a cleaning surcharge will be applied.
The maximum number of guests is 6. The number of guests (adults and children) must not exceed the number stated on the booking form. Extra guest fees will apply for guests not agreed upon with the original booking. As per shire requirements all guest names must be submitted with booking.
Guests are responsible for any damage to the property and/or household contents accidental or otherwise in excess of fair wear and tear during their stay at the property. Owners must be notified of any damages or breakages prior to guests departing the property.
Furniture should not be moved as this can result in damaging the earth floors. A charge will be applied if furniture or any fixtures are moved resulting in damage and/or not put back in the original position.
Stains, such as red wine or mud from shoes on the rugs or furniture, will incur charges associated with steam cleaning.
The owners maintain the right to recover from guests any repair or replacement costs up to the total cost of the item or items. The $500 bond may be retained by Terra Rosa in the case of damage found to property/content after departure.
Internet/Wi-Fi is provided complimentary for guest use. Whilst every endeavour will be made to ensure Internet/Wi-Fi is working as intended, we cannot guarantee consistent connection or data download speeds. Compensation will not be considered in these circumstances as Wi-Fi is provided on a complimentary basis. During busy periods Internet/Wi-Fi download speeds can slow and this will affect streaming services. This is out of our control. Guests have an opportunity at Terra Rosa to unplug, unwind, slow down and reconnect with family and friends, saying that it does work most of the time. If something is urgent Denmark is 5 mins drive away.
3 nights of wood is complimentary for the woodfire, additional bags if needed can be supplied for $20 per bag.
This helps to keep the accommodation rates affordable as the wood heating becomes very costly.
We collect rain water and do not have scheme water available, so please conserve this precious resource.
YOUR RESPONSIBILITY:
Any theft or loss that occurs of guest possessions during the stay remains the guests’ responsibility. Terra Rosa Haven does not accept any responsibility for any theft /loss that occurs to guests property during their stay.
Guests are responsible for the safekeeping of accommodation keys during the stay. If keys are lost and not recovered, guests will be liable for the full cost of having the property re keyed.
Amplified and/or unreasonable sound that is audible beyond the property boundaries is not welcome. Please respect and be considerate of your neighbours by keeping the noise level to a minimum during your stay. Breach of this condition may result in immediate termination of the stay without refund.
After 7pm a call out fee of $50 will be charged where a manager is called out to the property due to guests actions/fault.
VISITORS:
Guests are welcome to have visitors to Terra Rosa Haven. However, please ensure they are aware of the house rules as visitors to the property are guests responsibility.
Parties and loud gatherings are not allowed.
NO PETS:
Strictly no pets are allowed as Terra Rosa Haven is an abundant habitat for native fauna (birds, kangaroos, small mammals, lizards etc)
GENERAL:
Introduction of outside electrical appliances is prohibited, this includes any type of camping fridge (Engels etc) or other major appliance as the electrical circuits are purpose built for Terra Rosa Haven.
Laptops, phone chargers, hair dryers etc are ok.
Booking Terms & Conditions:
PAYMENTS:
Payment in full (100% of the accommodation tariff) with a credit card must be made at time of booking.
By accepting the Terms & Conditions, the guest agrees that following a final inspection after check-out if there are any
incidental damages or excessive cleaning costs incurred during or after a stay, Terra Rosa Haven is permitted to charge the guest’s
credit card used at the time of booking for the entire cost of those fees at the sole discretion of Terra Rosa Haven. The guest understands
that Terra Rosa Haven is not required to carry out the inspection in the presence of the guest.
If you wish to pay by bank transfer (100% of the accommodation tariff) please get in touch with us directly to arrange your booking.
A fully refundable $500 security deposit will be required with bank transfer payments which will be returned within 5 days after departure providing
the Terms & Conditions of your stay have been met.
By accepting the Terms & Conditions, the guest agrees that following a final inspection after check-out if there are any
incidental damages or excessive cleaning costs incurred during or after a stay, Terra Rosa Haven is permitted to deduct the
entire cost of those fees from the $500 security deposit at the sole discretion of Terra Rosa Haven. The guest understands
that Terra Rosa Haven is not required to carry out the inspection in the presence of the guest. Any remaining amount of the security deposit
will be returned to the guest within 7 days of the repair/replacement.
CANCELLATIONS:
We understand that circumstances change and date changes or cancellation of bookings is sometimes necessary. We have the following policy in place in an effort to ensure that both we and you, our guests are treated fairly.
Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away.
50% refund for cancellations made at least 7 days before check-in.
No refunds for cancellations made within 7 days of check-in.
More than 30 days prior to arrival: Full refund less $100 cancellation fee.
No Shows: No refunds will be made in this instance.
*We recommend you take out travel insurance to cover you in the case of an emergency, sickness or other mishap.
DATE CHANGES AND AMENDMENTS:
No refunds will be provided for a reduction in the number of guests or nights or for early departures.
A change of dates may be permitted subject to owner approval however any changes are subject to the Cancellation Policy.
Changes to dates that occur within 7 days of arrival will be treated as a cancelled booking with no refunds made.
If the applicable nightly tariff for the amended dates is higher than the original booking the higher rate will apply.
REFUNDS:
Will be issued to the credit card or bank account used to make the payment at the time of booking.
If you are in an area or postcode that is placed into lockdown/travel restrictions and you cannot travel the full value of your reservation will be placed into credit for 12 months.
NON-REFUNDABLE RATE:
If booked through AirBnB or other third party booking platform any Cancellations are subject to the specific Terms and Conditions agreed to on that site.
Terra Rosa Haven can offer no refund in this instance.
PRICING:
Advertised price per night includes 2 guests sharing 1 room.
If guests require or use more than 1 room there is an extra $20 charge per night to cover linen and cleaning costs.
Extra guests after 2 are charged at $20 per person per night.
PRIVACY POLICY:
All personal details collected are used for Terra Rosa Haven use only.
All credit card details are stored on a secure payment site which Terra Rosa Haven can only access through that site.

So that the good folk who clean and look after Terra Rosa can have time off with their families we have the following BOOKING RESTRICTIONS:
EASTER: 4 night Minimum Booking, Check-in Thursday immediately prior to Good Friday (or before) through to Easter Monday (or later).
CHRISTMAS/NEW YEARS: 14 night Minimum Booking, Check-in 22nd December (or before) through to 27th December (or later).
